Role Summary
The Project Manager will be responsible for independently managing commercial interior fit-out
projects from project kick-off through handover. The role requires strong project planning,
execution, reporting, vendor management, cost control, and the ability to manage multiple sites
simultaneously while maintaining BOXOFFICE SPACE quality and delivery standards.

Key Responsibilities
• Manage end-to-end execution of commercial fit-out projects.
• Handle multiple sites (1,000–50,000 sq.ft.) simultaneously.
• Prepare project plans, schedules and trackers.
• Review layouts, GFC drawings, BOQs and specifications.
• Coordinate with Design, Procurement, Community, Facility, Finance and Sales teams.
• Manage vendors, subcontractors and consultants.
• Conduct site meetings, prepare MOMs and resolve execution issues.
• Prepare DPR, weekly reports, monthly MIS, project trackers and management reports.
• Track cost, quality, timelines and risks.
• Ensure quality checks, snag closure and successful project handover.
• Support PMS, AMC and infrastructure-related execution.
• Maintain complete project documentation and client communication.

Educational Qualification
• B.E./B.Tech in Civil Engineering (To be checked)
• B.Arch (Preferred)
• Diploma/Bachelor’s in Interior Design with relevant commercial fit-out
experience(Preferred)

Screening Criteria
• Core experience in commercial interior fit-outs is mandatory.
• Must have independently handled projects from 1,000 to 50,000 sq.ft.
• Should independently manage site execution from mobilization to handover.
• Strong understanding of BOQs, drawings, billing and vendor coordination.
• Excellent reporting, documentation and stakeholder communication skills.
• Ability to independently lead execution and resolve site challenges.

1. Project Execution & Management
• Manage the complete lifecycle of commercial fitout projects — from design
coordination and vendor alignment to execution and handover.
• Review GFC drawings, BOQs, and specifications to ensure accuracy and completeness
before site implementation.
• Conduct regular site visits to ensure execution quality, safety, and adherence to BOS
standards.
• Take critical on-site decisions to resolve execution challenges, design conflicts, and work
dependencies, ensuring minimal downtime.
• Drive project completion with accountability for timelines, cost efficiency, and quality
benchmarks.
• Prepare progress reports, snag lists, and handover documentation for management and
clients.

2. BOQ, Estimation & Cost Management
• Prepare detailed BOQs for projects, community areas, and facility requirements.
• Conduct vendor evaluations, gather quotations, and prepare comparative analyses.
• Handle Level 1 negotiations with vendors for technical and commercial alignment.
• Exercise cost management and prudent decision-making on all site-level expenditures,
ensuring financial accountability within approved budgets.
• Track and justify material usage, vendor claims, and site consumables against project
progress.

3. Vendor Management & Coordination
• Conduct vendor site visits to assess technical capacity, workmanship, and compliance.
• Define and monitor vendor job responsibilities and deliverables to avoid overlap or
delays.
• Coordinate daily with vendors for material timelines, installation schedules, and issue
resolution.

• Verify vendor bills based on measurable progress and maintain performance reports for
future selection.

4. Technical & Cross-Departmental Support
• Provide technical support to Community and Facility teams for execution, vendor
coordination, and site-level issues across all centers.

• Ensure integrated management adherence for project escalations, tracking, and inter-
departmental dependencies.

• Offer timely technical assistance to PMS (Property Management System) operations for
maintenance, repairs, and infrastructure-related tasks.
• Support AMC and allied departments in technical planning, cost estimation, and
operational alignment.

5. Training & Team Development
• Develop and implement training modules for junior engineers and site coordinators,
covering execution standards, safety practices, and technical protocols.
• Guide team members in understanding project documentation, vendor communication,
and on-site problem-solving.
• Ensure team learning and process consistency across sites.

6. Quality, Compliance & Documentation
• Ensure execution adheres to BOS quality, safety, and compliance standards.
• Maintain all project documentation including inspection reports, MOMs, BOQs,
drawings, and completion certificates.
• Coordinate with auditors and management for record validation during project closure.
