Position Title: Sales Manager

Location: Baner, Pune

Employment Type: Full-time

Experience Required: 5-8 years of relevant experience

1.Key Responsibilities

Business Development & Sales Strategy

●       Identify and pursue new business opportunities in commercial leasing.

●       Develop and execute strategies to achieve occupancy and revenue goals.

●       Maintain a pipeline of qualified prospects and ensure timely deal conversions.

Client Relationship Management

●       Build and nurture strong relationships with corporate clients, brokers, landlords, and developers.

●       Conduct client meetings, property tours, and negotiations to close deals efficiently.

●       Ensure client satisfaction through proactive engagement and responsive communication.

Market Research & Analysis

●       Monitor market trends, competitor activities, and rental benchmarks.

●       Provide insights and recommendations to management for pricing and positioning strategies.

●       Prepare periodic reports on market movement and performance metrics.

Collaboration & Coordination

●       Work closely with marketing, operations, and facility teams to enhance client experience.

●       Collaborate with finance and legal teams on proposal preparation, documentation, and compliance.

●       Support leadership in developing sales campaigns and promotional initiatives.

●       Proven experience in commercial leasing, coworking, or B2B real estate sales, with a strong record of achieving revenue targets.

●       Excellent understanding of leasing documentation, commercial property terms, and deal structures.

●       Proficiency in client acquisition, negotiation, and account management.

●       Skilled in using CRM tools, lead tracking systems, and Microsoft Office (Excel, PowerPoint, Word) for reporting and presentations.

●       Strong grasp of local market dynamics, competitor benchmarking, and occupancy trends.

●       Ability to prepare business proposals, leasing reports, and financial projections for management review.

●       Adept at pipeline management, ensuring timely follow-ups and closure of opportunities.

●       Excellent communication, networking, and presentation abilities for engaging with corporate clients and brokers.

●       Capable of data-driven decision-making using performance metrics and market analytics.

●       Demonstrated ability to collaborate cross-functionally with marketing, finance, and operations teams to deliver results.

QUALIFICATION

●       Bachelor’s degree in Business, Marketing, or Real Estate; MBA preferred.

●       4–6 years of experience in commercial leasing or B2B sales (preferably in coworking/IPCs).
